The UAE Golden Visa is a long-term residence visa which allows foreign investors and talents to live, work, and study in the UAE while enjoying exclusive benefits. The visa may be valid for 2 or 10 years depending on investment or talent category in which the candidate has applied. One application can include spouses, children, parents, and dependent siblings.

Process of UAE Golden Visa Residency by Investment

Step 1

Candidate will fill out the UAE golden visa eligibility questionnaire, and send a copy of their main passport page, along with the passport pages of all dependents. The process of compiling necessary documents will proceed depending on the category under which the candidate is applying. Should the candidate require assistance in finding an appropriate property for selection and investment, Step Global Group Real Estate may assist.

Step 2

The candidate will need to prove adequate investment in a property if they have chosen the golden visa program investment route, or managerial experience if under the managerial scheme.

Step 3

The Professional team will submit all necessary documents. If favorable, the professional team will receive the nomination document for the candidate. After the nomination document is received, the application for an Emirates ID can begin.

Step 4

The Candidate will receive an appointment for biometrics and medicals. The professional team may accompany the candidate to the biometrics and medical appointment if required. Candidates and dependents will complete biometrics and medicals.

Step 5

If medicals are favorable, approval for the Golden Visa UAE will be received. The candidate’s passport will be sent to the government for stamping with the Golden Visa document. After this is completed, the Emirates ID will be issued. It may be sent directly to the candidate or to the professional team to disperse to the candidate.

UAE Golden Visa Requirements

Those who have invested in property may be granted a golden visa in the UAE if they:

  • Obtain a provision of a letter from the land department of the relevant emirate stating that he owns one or more properties whose value is not less than 2M AED for a 10-year golden visa OR 750,000 AED for a two-year visa.
  • Purchase of a property with a loan from specific local banks approved by the competent local entity.
  • Those who have experience as Executive Directors or Management may be granted a golden visa if they provide:
  • A copy of a university degree accredited by the Ministry of Education with educational attainment not less than a bachelor’s degree.
  • A letter of experience of not less than 5 years holding the same position
  • A salary certificate with a salary of at minimum 30,000 to 50,000 AED/month
  • A valid employment contract
